Why property managers need a plumbing plan (not just a phone number)
If you manage 5+ residential units, a commercial retail building, or a mixed-use portfolio in the South Bay, unscheduled plumbing calls are a real cost center — both in service fees and in tenant satisfaction. The math changes when you move to a structured plan.
A typical portfolio without a plan:
- Plumber called reactively — always a "when can you get here?" call
- Rates fluctuate depending on who is dispatched
- No preventive maintenance
- Emergency after-hours calls at premium rates
- No dedicated point of contact
- Tenant complaints escalate before repairs are even scheduled
A typical portfolio with our management plan:
- Fixed monthly retainer or per-unit fee
- Scheduled maintenance on water heaters, drains, backflow devices
- Priority emergency dispatch — ahead of general residential calls
- Dedicated account manager
- Consolidated monthly invoicing
- Documented maintenance history for insurance and buyer/seller diligence
What we include in a standard plan
Scheduled quarterly walkthroughs. We visit each property quarterly. We check water heaters (age, condition, code compliance), main shutoffs, exterior hose bibs, backflow devices, and common-area fixtures. Written report per visit.
Annual water heater maintenance. Flush each tank water heater to remove sediment. Descale each tankless. Register or verify warranty status.
Semi-annual drain jetting on high-risk lines. Kitchen drain stacks on restaurant tenants, laundry lines in multi-family, main lines on older buildings — jetted on a fixed schedule before they clog. See more on the drain cleaning service page.
Annual backflow prevention testing. Required by Sweetwater Authority and other water districts on landscape and process water. We test, tag, and file directly with the district.
Priority 24/7 emergency dispatch. Plan clients get a dedicated escalation number. Response ahead of general residential calls. Documented ETA guarantee.
Unit-turnover plumbing checks. For multi-family: quick plumbing inspection between tenants. Fix small issues before they become the next tenant's complaint.
Pricing structure options
Per-door monthly (best for stable multi-family): flat fee per unit per month, covers scheduled maintenance and priority dispatch, discounted labor on any repair.
Per-visit contract (best for smaller portfolios): scheduled quarterly visit at fixed price, plus discounted rates on any repair work identified.
Full-service retainer (best for large or complex portfolios): monthly retainer covers scheduled maintenance, unit turnovers, and emergency response up to a cap.
We tailor the structure to your portfolio. Free consultation to scope it.
The Highland Ave restaurant / Chula Vista retail angle
Commercial tenants have their own plumbing rhythm:
- Grease traps requiring 90-day pumping intervals (health department requirement)
- Kitchen drain jetting every 90–180 days
- Restrooms open to public — high fixture wear
- Health department FOG (fats/oils/grease) compliance documentation
We handle all of it under one plan, running night shift so we do not interrupt service.
Reporting you can hand to your ownership team
Every plan visit generates:
- Written maintenance report per property
- Photos of any issues identified
- Recommendations with priority ratings
- Consolidated monthly invoicing
- Annual compliance summary (backflow testing, grease trap pumping)
Insurance carriers and prospective buyers ask for exactly this documentation. Having it filed and organized changes their assessment of the property's condition and risk.
Emergency response — the promise
For plan clients, our commitment:
- Live dispatch answers 24/7 (no answering service)
- 60-minute target arrival for South Bay properties on true emergencies
- Truck arrives with common repair inventory — most repairs completed same visit
- Tenant communication if we need access
When a plan does not make sense
If you have 1–3 units and rarely have plumbing issues, a plan is probably not worth it — just call us when you need us at standard rates.
If you have 5+ units, any commercial tenants, or any building over 30 years old, the math almost always favors a plan.
