Why a leaking tank is not a repair job
Once the steel tank itself starts leaking, there is no fix. The tank has rusted through from the inside — usually because the sacrificial anode rod is long since spent — and the hole will grow. Replacement now, not later, is the only real answer.
The exceptions: a leak from a top fitting (cold inlet, hot outlet, TPR valve) or the TPR discharge line is often a repair. The tank body itself: no.
Same-day service, honest scoping
Our trucks stock 40 and 50 gallon Bradford White and Rheem gas tanks — the workhorse South Bay sizes. For 75 gallon, tankless, or hybrid heat pump conversions, we usually need a day to plan (gas line sizing, electrical, venting) but we can still get you hot water tonight with a temporary tank if needed.
What gets updated during a replacement
Most water heaters in National City were installed before current code. During replacement we bring the install up to spec:
- Expansion tank — protects the tank and system from thermal expansion, code-required on any home with a check valve or pressure regulator
- Seismic strapping — two straps, upper and lower thirds, code-required in California
- Drain pan with piped drain — catches future leaks and directs them outside
- Sediment trap on gas line — code-required
- Dielectric unions — prevent galvanic corrosion between copper and steel
- Sized flue — sometimes the old flue is too small for a modern 40-gallon and must be resized
These are not upsells — they are code. We include them in the flat price so you are not surprised.
When to consider tankless while you are here
If you were going to swap the tank anyway and the following apply, a tankless conversion often makes sense:
- Your family has ever run out of hot water at peak times
- Gas line is 3/4" or you have a 1" run to the meter
- You plan to be in the house 8+ years
- You have space for an interior or exterior wall-mount unit
Payback vs. a standard tank is typically 6–9 years on gas savings alone, with a 20–25 year service life on the unit itself.
