Why "just start opening walls" is the wrong plan
We get called after homeowners have already cut two or three holes trying to find a leak. Each hole was in the wrong spot. Each hole is drywall, insulation, tile, paint and time. Every dollar spent on the wrong wall is a dollar not spent on the actual fix.
Modern leak detection equipment is precise to within about 12 inches on most substrates. In a two-hour visit we can rule in or out slab, wall, ceiling and yard leaks and hand you a written location. From there the repair is targeted.
The classic South Bay leak profiles
Pinhole leaks in copper. Very common in Rancho San Diego, Bonita and Casa de Oro homes from the 1980s–90s. Type M soft copper reacts with chlorinated water over decades, opens tiny holes, and drips silently inside walls. Symptoms: musty smell, low water pressure, and a slowly rising bill. Fix: spot repair or partial repipe with PEX.
Slab leaks in postwar tract homes. El Cajon, Lemon Grove, Spring Valley — 1950s–70s slab construction with soft-copper lines run through or under the slab. Wet-dry clay soil movement stresses the joints. Symptoms: warm floors, popping tile, meter movement. Fix: overhead reroute is almost always the right answer.
Galvanized supply line failures. Pre-1960 National City, Chula Vista, Coronado, and Imperial Beach homes still on original 3/4-inch galvanized. Symptoms: rust-colored water, low pressure, and pinhole failures at fittings. Fix: full repipe — spot repairs on 60-year-old galvanized just move the failure downstream.
Toilet flapper and fill-valve leaks. Not glamorous. Very common. Wastes hundreds of gallons a day. A $12 flapper is usually the whole fix and can knock a big number off your water bill immediately.
Non-invasive first, invasive only if needed
Our order of operations: meter → visual → moisture meter → acoustic → thermal → cut. About 80% of leaks are found and marked before any drywall gets opened.
