Why South Bay has so many slab leaks
Three things collide in postwar National City, Chula Vista, Lemon Grove, Spring Valley and El Cajon slab construction:
- Soft copper supply lines run through or under the slab — cheaper than routing overhead, standard practice for the era, and vulnerable to abrasion.
- Expansive clay/adobe soil shifts significantly with wet-dry cycles. Every winter storm and summer drought stresses the pipe.
- Hot-water lines expand and contract more than cold, so hot lines fail first. Most slab leaks we see are hot-side.
The failure mode: the pipe rubs against rebar, aggregate or the slab itself. Over decades, the copper wears thin and pinholes open. The leak then erodes concrete and dirt below the slab, spreading heat and moisture upward until you notice the warm floor.
Spot repair vs. reroute — the decision
Spot repair through a small floor opening is $850–$1,500 typically. It fixes the leak you have found. But the same line runs the length of the room and has been under the same stress for the same 40 years. Odds of another leak on the same line: not small.
Overhead reroute costs $1,200–$2,200 typically. We abandon the under-slab section entirely, run new PEX through the attic and drop down to the fixture. No more slab leak on that run — ever. Floor stays intact.
For a first slab leak on a home that is otherwise healthy, we often recommend the reroute because it is a permanent fix at a modest premium. For a home with 3 fixtures fed by different under-slab lines, we recommend a partial or full repipe overhead — cheaper than three separate reroutes.
What we won't do
We won't jackhammer your floor without exhausting acoustic detection first. We won't sell you a full repipe when a targeted reroute solves the problem for years. We won't leave without documenting the leak location and repair for your insurance file.
Insurance angle
The leak repair itself is usually not covered by standard California homeowners insurance. But the water damage from the leak — soaked flooring, cabinetry, drywall — usually is, and often the "tear out and access" to reach the pipe is too. Get us in the same conversation with your adjuster and you often end up with more of the reroute paid than you expected.
